Mall of Africa’s ownership should be described through its property-owning structure, rather than an outdated 80/20 split. Attacq’s September 2024 results announcement stated that the mall was then owned, controlled and managed at 100%. Compare this corporate property structure with Maponya Mall’s ownership history; the two malls have different development and investment stories.
What changed in 2024
The JSE announcement of 28 June 2024 records the transfer of the remaining 20% interest to Attacq Waterfall Investment Company (AWIC). The ownership vehicle matters: Attacq’s September results also describe GEPF acquiring a 30% stake in AWIC in October 2023. Full ownership of the mall by the vehicle is therefore not the same statement as every economic interest being held solely by Attacq’s listed shareholders.
Owner, manager and retailer are different roles
A property owner holds the relevant interest in the real estate or rental enterprise. Management concerns operating the centre, while a retailer’s presence normally concerns its tenancy. A familiar store sign is not proof that the retailer owns the mall. The TFG brand and store guide supplies retail-group context; a chain’s corporate ownership is a separate question from its premises.
Likewise, a chief executive’s role is not evidence of personal ownership of a shopping centre. When checking a claim, identify the entity named in the transaction, the date, the interest acquired and whether the deal was merely announced or completed. Shareholder percentages should be dated and supported by the relevant investor disclosure.
Reading performance figures accurately
Figures for an investment group should not automatically be relabelled as figures for one mall. Group occupancy and collection figures should be identified as group metrics, rather than treated as evidence for one property. A shareholder register likewise needs a reporting date. For a financial assessment, use the reporting period, property scope and metric definition given in the source.
What to use this article for
This guide explains the documented ownership change and the distinction between the mall, its investment vehicle and the listed group. It does not provide a live shareholder register or a tenancy directory. For retail-business comparison, PEP’s corporate ownership guide addresses the ownership of a trading brand. For the latest Mall of Africa position, check subsequent Attacq investor announcements before relying on the dated transaction described here.
